Flat rate vs reducing balance in the UAE
Many UAE banks advertise loans using a flat rate because the number looks small. A flat rate charges interest on the full original amount for the whole tenure, even on money you have already repaid. A reducing balance rate charges interest only on the balance you still owe, so it falls as you repay.
This matters because a flat rate always costs more than it looks. As a rough guide, a flat rate of around 5% is close to a reducing balance rate of about 9.5% to 10% over a typical term. Always ask your bank for the reducing balance rate or the APR before you sign, and use the calculator above to compare both.
What affects your EMI in the UAE
- Loan amount: a bigger amount raises every monthly payment.
- Interest rate: even a small rate change moves your total interest a lot.
- Tenure: a longer tenure lowers the EMI but raises total interest.
- Rate type: flat vs reducing balance changes the true cost, as shown above.
- Fees: processing fees, insurance, and early settlement charges add to the real cost. Check these separately.
Worked example (AED)
Suppose you borrow AED 100,000 for 4 years at a 9% reducing balance rate.
- Monthly EMI: about AED 2,489
- Total interest: about AED 19,472
- Total repaid: about AED 119,472
If the same loan were quoted at a 5% flat rate, the total interest would be higher for a similar headline number, which is why comparing both methods matters. Enter your own figures above to see your exact result.
Typical loan rates in the UAE (2026)
UAE rates follow the US Fed because the dirham is pegged to the dollar. These 2026 benchmarks help you sense-check an offer:
- CBUAE base rate: about 5.4 percent in 2026, which anchors bank pricing.
- 3-month EIBOR: roughly 5.15 to 5.25 percent, the benchmark variable loans track.
- Personal loans: reducing rates of about 5.99 to 9.5 percent, often lower with salary transfer to the bank.
- Mortgages: 3-year fixed offers around 4.45 to 4.99 percent, with variable deals priced on EIBOR plus a margin.
Watch the flat rate trap. A flat rate near 3 to 5 percent can cost almost double once converted to a reducing rate, so always compare on a reducing basis and on the APR.

FAQ
Is this EMI calculator free to use in the UAE?
Yes. It is completely free, needs no signup, and gives instant results in AED. You can run as many calculations as you like.
Does it use flat rate or reduce balance?
Both. You can switch between flat rate and reducing balance and compare them side by side, which is important because UAE banks often advertise flat rates.
Is a flat rate or reducing balance cheaper in the UAE?
Reducing balance is cheaper for the same headline number, because interest is only charged on the balance you still owe. A flat rate always costs more than it appears.
Can I calculate a car loan or mortgage EMI too?
Yes. The calculator works for personal loans, car finance, and home finance. Enter the amount, rate, and tenure for any of them.
Does the result include bank fees?
No. It shows EMI and interest only. Processing fees, insurance, and early settlement charges vary by bank, so check those separately with your lender.
What currency does it use?
It defaults to AED for the UAE and also supports 70+ other currencies if you need a different one.
